
WHAT WE INSPECT & WHY?
A home inspection is a visual examination of the home's major structure, systems, and components that are visible and safely accessible. Buying a home is typically the biggest investment you will ever make, so it's important to get a home inspection because the inspector can find and document defects that may or may not be obvious to you as a prospective buyer. Such defects can range from simple replacements or repairs to severe damage or safety and health concerns.
OUR INSPECTION PROCESS

We provide complete home inspection services according to the American Society of Home Inspectors (ASHI) Home Inspection Standards of Practice and Code of Ethics.

Foundation & Structure
Visual inspect concrete slabs of soil separation, edge of slab, crawlspaces, pier damage, or insufficiency, and structural all damage.

Exterior
Visual inspection of exterior siding, windows, doors, and all penetrations through exterior wall. This also includes all exterior structures like decks patios adjacent to property.

Crawlspace
(If applicable to property) Visual inspection of crawlspace area of moisture intrusion, proper vapor retarders/barriers.

Insulation, Ventilation, & Exhaust
Visual examination of insulation type and values of attic and floor spaces. Evaluation of proper attic and crawlspace ventilation. Also verification and functionality of all exhaust related appliances and areas such as bathroom fans, hot water heater and furnace unit exhaust.

Plumbing System
Complete evaluation of all plumbing related components and verification of leaks. This includes proper distribution piping, drain piping, venting, plumbing fixtures and hot water heater.

Appliances
Proper testing and evaluation of all accessible kitchen appliances. This typically includes ranges, ovens, refrigerators, microwaves, garbage disposal, and dishwashers

Roof System
Visual inspection of roof covering, materials, flashings, drainage systems, and roof penetrations

Property Grounds
Careful evaluation of grounds of property and how it relates to the property itself. This includes visually inspecting for proper drainage, vegetation, driveways, walkways, and patios.

Attic Structure
Visual inspection of all accessible attic spaces to evaluation the structural integrity of the ceiling joist, truss, and rafter systems.

Electrical System
Safe visual and thorough evaluation of all electrical components of property. This includes the service meter, main electrical panel, branch wiring, electrical receptacles, GFCI, lighting fixtures, and smoke and CO alarms.

Interiors
Complete evaluation of all interior spaces of property including garages and storage rooms. In these areas a careful examination for moisture intrusion, window functionality, and quality of interior finishes is conducted.

Environmental Concerns
As a courtesy to you an evaluation of an environmental type of issues. This would included but not limited to wood destroying organisms evaluation, pest evaluation, bacterial growth/mold growth (See mold inspection), odors, and underground storage tank (UST) evaluation of older properties.
